How our jet washing price calculator works
Use the free calculator at the top of this page to get a guide price for driveway cleaning, patio cleaning or other hardstanding in seconds. It follows the same logic our team uses when quoting pressure washing and jet washing jobs across London — not a vague guess from postcode alone.
Step 1: Choose your property type
Pick terraced, semi-detached, detached or commercial. This shapes the size shortcuts and surface options in the next steps. Commercial sites unlock larger area presets for car parks, forecourts and service yards.
Step 2: Select your surface
Tell us what you need cleaned — driveway, patio or terrace, parking area, decking or other hardstanding. Matching the surface helps us estimate labour and equipment for your job.
Step 3: Jet washing or jet washing + sanding
Choose standard jet washing for most tarmac, concrete and imprinted surfaces. If you have block paving, select jet washing + sanding — this reflects the extra work to brush kiln-dried sand back into the joints after washing so pavers stay stable and weeds find it harder to return.
Step 4: Enter the area in square metres
Pick a preset or enter a custom size in m². Typical residential shortcuts include:
- 30 m² — small patio or single parking bay
- 50 m² — single-car driveway
- 80 m² — double driveway
- 120 m² — large drive or parking area
Residential areas can be entered between 10 m² and 2,000 m². Unsure of the exact figure? Choose the closest preset — you can request a fixed quote afterwards.
Step 5: Your guide price
The tool multiplies your area by the guide rate per m² shown on screen (standard jet washing and sanding options use different rates). You will see a midpoint plus a range — roughly 10% below to 15% above — to reflect access, staining and site conditions. It is a guide only; oil marks, lichen, heavy weeds or sealing are quoted after we review your property.
Driveway size tiers: how your space compares
Most driveway cleaning costs are worked out per square metre. The bigger the hardstanding, the more water flow, time and product the job needs. Here is how typical UK driveways compare:
| Driveway size | How many cars fit? | Average space (m²) |
|---|---|---|
| Small | 1 car | Up to 30 m² |
| Medium | 2 cars | 30 m² to 60 m² |
| Large | 3+ cars | 60 m² or more |
Smooth concrete often cleans faster than block paving with tight joints — the material matters as much as the size when we price driveway jet washing.
The block paving factor: re-sanding costs
Individual bricks and paving stones need extra care. High-pressure washing lifts mud and weeds — but it also washes out the joint sand that keeps blocks locked together.
Why we replace joint sand
Without sand, pavers can rock, shift and sink under vehicle weight. Re-sanding — brushing fresh kiln-dried sand into the joints — restores a firm, even surface and is why block paving quotes often sit above plain concrete or tarmac.
Stopping weeds before they start
Once the driveway is clean and dry, pros work sand into every gap. Packed joints leave less room for weeds and moss to take hold, keeping your block paving driveway looking sharp for longer between visits.
Optional extras: sealing vs cleaning only
You can wash the surface only, or add a driveway sealer afterwards — like a rain jacket for your hardstanding.
What does driveway sealer do? It helps stop engine oil soaking into stone, locks joint sand in place on block paving and slows colour fade from sun exposure. Sealing adds cost because quality products and a dry follow-up visit are required — but it can extend the time between professional cleans.

Stubborn stains the calculator may not capture
Our online tool gives a solid baseline for jet washing prices, but an on-site visit may adjust the quote when we spot:
- Deep oil stains — old engine leaks that need degreaser treatment before pressure washing
- Black spot lichen — stubborn dark spots glued to stone that need a specialist soft wash, not brute force alone
- Heavy weed growth — thick growth in every joint that must be scraped out before washing can start
Professional jet washing vs DIY pressure washers
A budget electric washer from the high street is tempting — but home machines and commercial kit are worlds apart for driveway pressure washing.
Water volume vs water pressure
Cheap units push a thin jet through a small nozzle. Get too close and you can score lines into concrete or imprinted stone. Commercial petrol systems move far more water across the surface, lifting grime evenly without the same damage risk — especially on delicate patio slabs and aged block paving.

Frequently asked questions
How long does it take to pressure wash a two-car driveway?
A typical two-car driveway clean takes around 2 to 4 hours of washing. If re-sanding is included, we usually return on the next dry day to brush in joint sand and finish the job.
Will a jet washer damage mortar joints in my driveway?
Crumbling or aged mortar can loosen under heavy pressure. Professional teams adjust flow and technique around delicate joints — another reason to book an experienced driveway cleaning service rather than maxing out a DIY machine.
How soon can I park on the driveway after washing?
You can usually walk on it straight away. Wait until the surface is fully dry and new joint sand is brushed in before driving heavy vehicles back on — especially after block paving restoration.
